Dundee sits on the River Raisin in Monroe County, about twenty-five minutes south of Ann Arbor on US-23. It is a village rather than a city, and the distinction matters here: the village occupies a small footprint inside Dundee Township, and an address a mile outside it is a different tax bill, a different set of services, and sometimes a different answer on water and sewer. That line is worth checking before anything else.
The market is the best value in the area I cover, and not by a little. What buys a small ranch closer to Ann Arbor buys a larger house on more land here, or new construction, and the commute up US-23 is genuinely straightforward rather than optimistic. The trade is inventory: a village this size lists a handful of homes at a time, so the right house is a matter of timing more than choice.
Dundee has its own district in Dundee Community Schools, which keeps families here rather than sending them north. The village center is small and walkable, the Cabela's at the US-23 interchange draws traffic off the highway, and the river shapes both the town's character and, for some parcels, its flood insurance. This is home for me, so it is the one market I know from the inside rather than only from the record.
