Two days on the market.

An 1852 Italianate with an award-winning restoration in the heart of Ann Arbor. The seller made aesthetic repairs prior to our entrance to the market. We staged the property and set the price at $1,020,000. It came to market on a Monday as coming soon, and showings opened Thursday. By Friday night there was a full-price offer with clean terms, by Saturday it was under contract.

Relaunched, and still full price.

A local builder built this ranch on 3.68 acres as his own home, and it deserved a proper launch. The seller painted and refreshed the landscaping, I brought in a stager and scheduled photography for the afternoon light. It was under contract eight days after showings opened. When that deal came to an unforeseeable halt, we regrouped and went back on the market. Five offers came in over the next two weeks. The one we accepted was full price with an appraisal waiver and verified funds, and we closed three days early.

Over asking in four days.

These sellers came to me exhausted from a long renovation, asking for an as-is sale. After going through their goals and the house with them, I could see it needed only a small push to reach the finish line: the last two updates, fresh paint in one bedroom and new carpet in the lower-level living room, and a deep, deep cleaning. They did all of it. I priced it at $430,000 and brought it to market on a Wednesday with showings opening Friday. By Monday night there were competing offers on the table. The one my sellers accepted was $10,000 over asking, and we closed two weeks after the offer.
