The Links of Northville Hills is a condominium community south of Six Mile Road, on the ground of the Northville Hills Golf Club community in Northville Township, with its units overlooking the eighteen-hole Arnold Palmer signature course. Units run two to four bedrooms and two to three baths with attached two-car garages, and the specification is a substantial one — two-story foyers, vaulted living rooms, kitchens with islands and breakfast nooks, master suites with sitting areas and walk-in closets, and finished walk-out lower levels opening onto decks with wooded views.
The thing worth understanding first is that this is one community inside another. The Links sits within Northville Hills Golf Club, a development of roughly 657 homes built predominantly by Toll Brothers alongside other builders between 2001 and 2015, and that structure means there is more than one set of documents and potentially more than one assessment.

A condominium inside a larger community
Northville Hills Golf Club is the parent community, with its own homeowners association covering the whole development, and the condominium neighborhoods within it carry their own associations on top. For a buyer that means two documents sets rather than one, and potentially two assessments. Establish what the community association covers and charges, what The Links' own association covers and charges, and where the line between them falls — which entrance features, roads, drainage and landscaping belong to which body. It is an ordinary question with a documented answer, and it is far easier asked before an offer than after.
Read the master deed and its exhibit drawings for where a unit ends and common element begins, the bylaws for what may be altered and leased, and the budget, reserve study and recent minutes for whether the money is there. On a community of this age the first replacement cycle on roofs, drives and mechanical equipment is the live question.

The course is the reason the community exists, and the units here look out over it. Northville Hills Golf Club is an eighteen-hole Arnold Palmer signature design and a public course — anyone can book a tee time, and residents are not buying a membership along with the unit.
Course frontage brings the things course frontage always brings: early mowing, a spraying and irrigation schedule, and the occasional errant ball. None of it is a reason not to buy, and all of it is worth asking about, along with whether a particular unit's outlook is over fairway, rough or trees.
Which unit looks at what is the single largest difference in price between two otherwise identical plans here, and it is not something a floor plan or a square footage will tell you.
The specification, and what to match on

Below-grade finished space is also not credited by an appraiser the way above-grade space is, so a stated total area and an appraised area can differ — worth being precise about in a listing.

Northville Township, not the City of Northville
This is Northville Township, which is a separate government from the City of Northville with its own board, tax rate, services and assessor. A Northville mailing address covers both, and the difference shows up in the tax bill rather than in the address.
Match comparable sales on municipality, and confirm the rate with the township assessor for the specific unit. In Michigan the taxable value resets on transfer, so what a current owner pays is often not what a new owner will pay — the assessor will explain the figure for a specific parcel at no cost.
Schools
The Links of Northville Hills is served by Northville Public Schools. Parts of the wider Northville area fall into Plymouth-Canton Community Schools instead, and the county line running through the City of Northville complicates the picture further north.
Confirm the current assignment for a specific address directly with the district and get it in writing. District is one of the larger drivers of price difference between otherwise comparable homes, so comparable sales should be matched on it as well as on municipality.
Buying or selling here
Two associations and one outlook are most of this purchase. Get both document sets, both fees and both reserve positions, and establish exactly what each body maintains. Then look at what the unit actually faces, because that is where the money is.
On the unit, a community built through the 2000s is into its first replacement cycle: mechanical equipment at or past normal expectancy, original glazing showing seal failure as fogging between the panes, and roofs and drives coming due across the community at roughly the same time. Which of those belong to an owner and which to an association is set by the master deed.
For a seller, the case is specific: a substantial condominium with a golf outlook inside an established community, at a maintenance level a house cannot match. Name the plan and the bedroom count rather than leaning on the community name, say what the outlook is, and have both associations' current fees and reserve positions to hand.
