About North Beacon Woods
North Beacon Woods lies north of Eight Mile Road and east of Beck Road, immediately beside the Abbey Knolls subdivision and across from Northville Estates.
Sitting between two other named subdivisions is the defining practical fact here, and it is one of the more common ways a comparable-sales analysis goes wrong in this county.
- —Between Abbey Knolls and Northville Estates, north of Eight Mile
- —Adjoining subdivisions produce two opposite comparable-sales errors
- —Neither is settled by the name on a sign — the recorded plat settles it
- —North of Eight Mile is the Oakland County side of the county line
- —County-pulled sales data sees one side of Eight Mile and not the other
- —Northville Public Schools, with assignment set by address
A subdivision between two others
Where three named subdivisions adjoin, the boundaries are rarely obvious from a road and the names are used loosely in conversation and in listings. That produces two opposite errors and both cost money.
The first is drawing comparable sales across a boundary without adjusting, on the assumption that adjoining subdivisions are one market. Sometimes they are; frequently they are not, because they were platted at different times to different standards by different builders, and they can carry different recorded restrictions and different associations.
The second is refusing to cross a boundary at all, and confining an analysis to a handful of in-subdivision sales when the neighboring subdivision genuinely holds the same product. In a county where individual subdivisions may produce three or four sales a year, that is a real loss of information.
Neither error is settled by the name on a sign. The answer is in the recorded plat, and establishing which subdivision a specific house sits in — and what documents attach to it — is a single request that prevents both.
For a seller, using the correct subdivision name consistently keeps the wrong comparables out of an appraisal. For a buyer, asking which of the three a listing actually refers to is a reasonable opening question.
Base Line Road, and why Eight Mile is where it is
Eight Mile Road is not eight miles from anything in the ordinary sense. It is a survey line.
Michigan's principal meridian was laid out in the summer of 1815 by a surveyor named Benjamin Hough, contracted that April to run a true meridian north from Fort Defiance. The east-west base line crossing it was established eight miles north of downtown Detroit and runs west from there to South Haven on Lake Michigan. Every numbered Mile Road in metro Detroit counts outward from it, and Northville's Base Line Road carries the survey's name directly.
That line is also the boundary between Wayne and Oakland counties, which is why the City of Northville sits in two counties at once. A single decision made by a surveyor in 1815 set the road grid, the county line, and a good deal of how this corner of the map is divided today.
North of Eight Mile
The position north of Eight Mile puts this subdivision on the Oakland County side of the line, which is worth registering because a good deal of what is called Northville sits south of it in Wayne County.
County-level records follow the parcel: deeds, plats and recorded restrictions are filed with the register of deeds for the county the property is in, and property tax administration and county services follow the same split. For a buyer that mostly shows up in paperwork rather than in daily life, but it shows up — and comparable sales pulled by county will see one side of Eight Mile and not the other.
The municipality is the separate question, and it is the one that sets the tax rate. Both facts appear on a listing and they are worth reading as two rather than one.
Northville Township, and what it owns
Northville Township holds about 31,500 people across roughly 16 square miles in Wayne County, bordered by Livonia to the east, Novi to the north, Plymouth Township to the south and Salem Township to the west, north of M-14 and west of I-275.
It was farmland recently enough to be in the record: 4,184 residents in 1950, 7,673 by 1960. The largest recent change is Legacy Park. The state-run Northville Regional Psychiatric Hospital closed in May 2003 after 51 years on a site along Seven Mile Road; the township acquired roughly 350 acres for about $23.5 million after a millage election in 2009, inheriting twenty deteriorating buildings, a water tower and utility tunnels. Final demolition began in June 2022, the public was invited to shape the site's future in 2024, and a police and fire headquarters opened there in 2025, with walking and biking trails going in across the rest.
Maybury State Park sits on the western side — 944 acres that were the Detroit Municipal Tuberculosis Sanatorium from 1921 until 1969, some forty buildings generating their own power and growing their own food, at peak caring for more than 850 patients and employing 475 people. It was sold to the state for $3 million in 1971 and became a park in 1975. And Hines Park reaches this end of the county: seventeen miles of Wayne County parkland along the Middle Rouge from Dearborn out to Northville.
The downtown it opens onto
Downtown Northville's historic core is roughly bounded by Cady, Rogers and Randolph Streets. It was designated a Michigan State Historic Site on December 11, 1970 and listed on the National Register on July 31, 1972, with 73 contributing structures — nineteenth-century brick commercial blocks along Main, with Gothic Revival, Greek Revival and Queen Anne houses above them, most of the Gothic Revival built between 1860 and 1880.
Mill Race Historical Village sits north of Main on Griswold beside Ford Field. The Northville Historical Society created it in 1972 on land the Ford Motor Company donated to the city, and it holds buildings moved there and rescued: the New School Church of 1845, which was a church for four years and then a school, a township hall, a Salvation Army barracks and the town library for seventy years; the J. M. Mead General Store, the last timber-framed building downtown, dismantled board by board and rebuilt with some original material in 2010; the Cady Inn, a saltbox believed to have been an early coach stop; and Wash Oak School, a one-room school that served Washtenaw and Oakland counties from 1873 to 1966.
The largest recent change is on the old racetrack site. Northville Downs ran at 301 South Center Street from 1944 until its last race on February 3, 2024 — Michigan's oldest harness track and the last horse racing track operating anywhere in the state. Its redevelopment carries 443 homes, commercial space and a ten-acre River Park, and about 1,100 feet of the Rouge River, buried since 1962, is being brought back to the surface between Beal Street and Seven Mile. Check the current status of that work directly rather than relying on any description written at a point in time.
Four things called Northville
Northville is four separate entities sharing a name, and they do not share boundaries. The City of Northville straddles Eight Mile Road — the Wayne and Oakland county line — so the city itself sits in two counties. Northville Township is entirely in Wayne County and wraps the city on the south, a separate municipality with its own government, taxes and services. The 48167 and 48168 mailing addresses reach past both. And Northville Public Schools is a fourth boundary matching none of them.
The district reaches well outside anything called Northville: in Oakland County it serves Novi Township, the southwestern part of the City of Novi and a southeastern part of Lyon Township, and in Washtenaw County a small part of Salem Township. In the other direction, parts of Northville Township are served by Plymouth-Canton Community Schools instead.
So being in the district tells you very little about which municipality you are in, and the municipality is what sets the tax rate. Both facts appear on a listing; they are worth reading as two facts rather than one.
Downtown and the west side of Northville
Downtown Northville, Fish Hatchery Park and Maybury State Park provide different options for an area visit. You can pair a home tour with a walk through the central shopping streets or a separate park outing.
Buying or selling here
The neighboring subdivisions are an asset for the comparable-sales analysis once the differences are known, and a liability while they are assumed.
For a seller, name the subdivision precisely and, where the neighboring subdivisions genuinely hold comparable product, be prepared to say so with the plat and the era to back it — that widens the evidence supporting a price rather than narrowing it.
Community details reflect public records and local knowledge and can change — always verify what matters to your purchase. Explore more of Northville's neighborhoods, or browse active listings.
