Meadows at Northville Ridge
The second of the three Northville Ridge communities — and the reason to read the plat rather than the sign

About Meadows at Northville Ridge
The Meadows at Northville Ridge is one of three communities carrying the Northville Ridge name, alongside Northville Ridge itself and the Coves at Northville Ridge Condominium.
They are listed separately, they will surface together in a search, and the differences between them are in the recorded documents rather than in the names.
- —One of three communities sharing the Northville Ridge name
- —Recorded restrictions attach to plats, not to the name on a sign
- —Ownership form is the difference that costs money in a group like this
- —Automated tools group similarly named communities inconsistently, in both directions
- —Naming the community and the form keeps wrong comparables out of an appraisal
- —Northville Public Schools, with assignment set by address
- —Northville Downs ran nearby from 1944 until its last race in February 2024
Reading the plat rather than the sign
This is the practical instruction for any group of similarly named communities, and it applies here as clearly as anywhere around here.
Recorded restrictions attach to plats, not to marketing names. The rules governing a particular house — what may be done with fences, outbuildings, exterior alterations, parking and what sits in a driveway — come from whichever plat that house sits in. So do the association's obligations and its assessment.
Listing sites and automated valuation tools handle grouped names inconsistently: sometimes treating the parts as one community, sometimes as separate, occasionally inventing a fourth by combining them. The result is comparables drawn across a boundary without adjustment, or refused across one where the two genuinely trade alike. Neither error is settled by the name, and both are prevented by one request for the recorded documents.
For a seller, using the full and correct community name consistently keeps the wrong comparables out of an appraisal. For a buyer, asking which of the three a listing refers to is a reasonable opening question rather than a pedantic one.
Ownership form is the difference that costs money
Within this group one community is explicitly a condominium, and that is not a cosmetic distinction.
In a condominium the owner holds a unit plus an undivided interest in the common elements. The master deed and bylaws, not zoning alone, govern exterior change. And responsibility for roofs, drives and exteriors frequently sits with the association, which is an advantage while the reserve is funded and a liability the moment it is not.
Where a house is fee-simple, none of that applies: no project review, and exterior decisions governed by recorded restrictions rather than a master deed. The two are different products with different financing paths, and a comparable drawn across the line will be wrong in a direction that depends on which way it was drawn.
Establish the form from the documents. It takes one question and it is the single most consequential fact about a purchase in a group like this.
Northville Township, and what it owns
Northville Township holds about 31,500 people across roughly 16 square miles in Wayne County, bordered by Livonia to the east, Novi to the north, Plymouth Township to the south and Salem Township to the west, north of M-14 and west of I-275.
It was farmland recently enough to be in the record: 4,184 residents in 1950, 7,673 by 1960. The largest recent change is Legacy Park. The state-run Northville Regional Psychiatric Hospital closed in May 2003 after 51 years on a site along Seven Mile Road; the township acquired roughly 350 acres for about $23.5 million after a millage election in 2009, inheriting twenty deteriorating buildings, a water tower and utility tunnels. Final demolition began in June 2022, the public was invited to shape the site's future in 2024, and a police and fire headquarters opened there in 2025, with walking and biking trails going in across the rest.
Maybury State Park sits on the western side — 944 acres that were the Detroit Municipal Tuberculosis Sanatorium from 1921 until 1969, some forty buildings generating their own power and growing their own food, at peak caring for more than 850 patients and employing 475 people. It was sold to the state for $3 million in 1971 and became a park in 1975. And Hines Park reaches this end of the county: seventeen miles of Wayne County parkland along the Middle Rouge from Dearborn out to Northville.
The downtown it opens onto
Downtown Northville's historic core is roughly bounded by Cady, Rogers and Randolph Streets. It was designated a Michigan State Historic Site on December 11, 1970 and listed on the National Register on July 31, 1972, with 73 contributing structures — nineteenth-century brick commercial blocks along Main, with Gothic Revival, Greek Revival and Queen Anne houses above them, most of the Gothic Revival built between 1860 and 1880.
Mill Race Historical Village sits north of Main on Griswold beside Ford Field. The Northville Historical Society created it in 1972 on land the Ford Motor Company donated to the city, and it holds buildings moved there and rescued: the New School Church of 1845, which was a church for four years and then a school, a township hall, a Salvation Army barracks and the town library for seventy years; the J. M. Mead General Store, the last timber-framed building downtown, dismantled board by board and rebuilt with some original material in 2010; the Cady Inn, a saltbox believed to have been an early coach stop; and Wash Oak School, a one-room school that served Washtenaw and Oakland counties from 1873 to 1966.
The largest recent change is on the old racetrack site. Northville Downs ran at 301 South Center Street from 1944 until its last race on February 3, 2024 — Michigan's oldest harness track and the last horse racing track operating anywhere in the state. Its redevelopment carries 443 homes, commercial space and a ten-acre River Park, and about 1,100 feet of the Rouge River, buried since 1962, is being brought back to the surface between Beal Street and Seven Mile. Check the current status of that work directly rather than relying on any description written at a point in time.
Four things called Northville
Northville is four separate entities sharing a name, and they do not share boundaries. The City of Northville straddles Eight Mile Road — the Wayne and Oakland county line — so the city itself sits in two counties. Northville Township is entirely in Wayne County and wraps the city on the south, a separate municipality with its own government, taxes and services. The 48167 and 48168 mailing addresses reach past both. And Northville Public Schools is a fourth boundary matching none of them.
The district reaches well outside anything called Northville: in Oakland County it serves Novi Township, the southwestern part of the City of Novi and a southeastern part of Lyon Township, and in Washtenaw County a small part of Salem Township. In the other direction, parts of Northville Township are served by Plymouth-Canton Community Schools instead.
So being in the district tells you very little about which municipality you are in, and the municipality is what sets the tax rate. Both facts appear on a listing; they are worth reading as two facts rather than one.
The Northville Ridge area
Northville Ridge and its surroundings offer several housing choices within the western township. Maybury State Park and Marv Gans Community Park are separate public destinations to consider in an area tour. For a property in a larger development, distinguish its own association's recreation rights from amenities advertised for another section, even when the communities share a familiar name.
Buying or selling here
The grouped name widens the useful comparable set once the differences are accounted for, which is a genuine advantage in an area where individual communities are small.
For a seller, name the community, name the ownership form, and state the school district. Those three facts remove nearly all the ambiguity a buyer or an appraiser would otherwise have to guess at.
A closing note on why this matters more here than it might elsewhere. Northville is a small market by absolute volume, and its individual communities are smaller still. Where a subdivision may produce three or four sales in a year, being able to draw honestly on a neighboring community of similar houses is genuinely valuable — it turns a thin comparable set into a workable one. That only works if the differences are known and adjusted for, which is the whole argument for reading the plat.
Community details reflect public records and local knowledge and can change — always verify what matters to your purchase. Explore more of Northville's neighborhoods, or browse active listings.
