About Maybury Park Estates
Maybury Park Estates sits on the north side of Eight Mile Road, across from Maybury State Park, near the corner of Eight Mile and Beck. It is a gated community of custom-built houses on largely wooded lots, many of them around half an acre, with sidewalks and an in-ground outdoor pool, governed by an association that collects semi-annual dues covering insurance and grounds maintenance.
There is one fact about this neighborhood that outranks all the others, and buyers get it wrong constantly: the subdivision is in the City of Novi, in Oakland County — not in Northville Township and not in the City of Northville — while its students attend Northville Public Schools. It carries a Northville mailing address and a Northville school assignment, and it pays Novi taxes and receives Novi services. That split is the single most consequential thing to establish before writing an offer here.

- —An association pool, sidewalks and maintained common grounds
- —The park across the road was a working tuberculosis sanatorium until 1969
Novi address, Northville schools
The municipal line and the school district line do not run together here, and the practical consequences are real. Because the subdivision lies within the City of Novi, in Oakland County, its property taxes, police and fire service, road maintenance, trash collection, permitting, and building inspections are all Novi's. Because it is zoned to Northville Public Schools, its students attend Northville buildings.
That is a genuinely attractive combination for many buyers, and it is also a common source of confusion. A buyer searching Northville listings will find this neighborhood; a buyer comparing Novi tax bills will find it too; and the two searches produce different mental models of the same houses. Anyone pricing a property here should be explicit about which jurisdiction supplies which service.
It also affects comparable sales. A house here is not straightforwardly comparable to one in Northville Township, which has different taxes and a different municipal government, nor to one elsewhere in Novi that is zoned to Novi schools. The most useful comparables are within the subdivision itself, and after that, other Novi addresses carrying Northville school assignment.
The homes
The houses here are custom built and substantial. Sizes generally run from roughly 3,600 square feet up past 5,400, with some considerably larger, offering four to six bedrooms, multiple full and half baths, and full finished basements. Exteriors are wood or brick, garages run to three and four cars, and a great many lots are wooded and around half an acre.
Custom construction means the usual caveat applies: quality is not uniform. Different builders, different budgets, and different levels of owner involvement across the community produced a genuine range, and two houses of similar size here can differ meaningfully in how they were put together. That is an argument for a thorough inspection rather than a concern, but it is a real difference from a single-builder subdivision where one set of standards applies throughout.
The gated structure and the association shape daily life more than in an ordinary subdivision. The association maintains the shared grounds and the pool and carries insurance on the common areas, funded by semi-annual dues. Confirm the current dues amount, what exactly they cover, the state of the reserves, and any rules governing exterior work — all of it before an offer rather than after.
Maybury State Park, across the road
The park the subdivision takes its name from is directly across Eight Mile, and its history is not what most people assume. The 944 acres were the William H. Maybury Sanatorium, a tuberculosis hospital that operated from 1921 until 1969. The City of Detroit assembled the site by buying eight farms — roughly 850 acres — in Northville Township, and at its peak the sanatorium ran as a self-contained community of more than forty buildings, with Maybury Farm supplying fresh milk and produce to patients who stayed for months and sometimes years.
Detroit transferred the property to the state in 1971, and Maybury became a state park in 1975. It now carries an extensive network of unpaved trails for hikers, cyclists, and equestrians along with a four-mile paved pathway across rolling terrain, meadows, and woodland, and the Northville Community Foundation operates an 80-acre working farm adjacent to it — continuing, in a sense, what the sanatorium's own farm once did. Cass Benton Park is also close, adding more public ground to the immediate area.
The Novi side of the line
Since the municipality here is Novi, its history is the relevant one. Novi was organized as a township in 1832 on land taken from Farmington Township, and the name came from a resident, Dr. J. C. Emery, at his wife's suggestion — the story being that people simply wanted something shorter than Farmington. It stayed a village for well over a century. City incorporation came after a vote on May 20, 1968 that passed 694 to 283, with the charter approved on February 18, 1969.
Growth arrived late and hard. Novi's population rose by 7,838 between 2000 and 2010 and by another 11,019 between 2010 and 2020, reaching 66,243 at the last census — an increase of roughly twenty percent in a single decade. The city's commercial and institutional development followed: Henry Ford Providence Novi Hospital broke ground in October 2005 and was the first hospital to open in southeast Michigan in two decades, built specifically because western Oakland County had grown enough to need one. It is a Comprehensive Stroke Center today.
For a buyer here, the practical read is that Novi supplies the services and the tax base, and Novi is a substantially larger and faster-growing municipality than Northville Township next door. That is worth factoring into any comparison between this subdivision and one a mile south across Eight Mile.
Schools
Maybury Park Estates is served by Northville Public Schools despite sitting inside the City of Novi. That arrangement depends on district boundaries rather than municipal ones.
Getting around
The subdivision sits at the southwestern corner of Novi, on Eight Mile between Beck and Garfield. I-275 and M-14 are a short drive south and east, and I-96 runs across Novi to the north, which puts downtown Detroit roughly thirty-five minutes east, Ann Arbor about half an hour southwest, and Detroit Metro Airport around thirty minutes southeast. Downtown Northville and its historic district are a few minutes south.
Buying or selling in Maybury Park Estates
Lead with the jurisdiction question, because it is the one that catches people. The listing will say City of Novi and Oakland County plainly enough. The error people make is not misreading it but ignoring it — running a Northville tax estimate because the address and the schools both say Northville. Make sure the tax figures in any analysis are Novi's. Getting this wrong produces a materially incorrect number, and it is entirely avoidable.
For buyers, treat the inspection seriously precisely because the houses are custom. Find out who built a given house and when, what has been replaced since, and how well the original work was done — custom does not automatically mean better. Then work through the association: dues, coverage, reserves, rules on exterior changes, and how the gate and shared grounds are maintained and funded. On the lot, wooded half-acre parcels are an asset and they come with drainage, grading, and tree-maintenance responsibilities worth understanding.
For sellers, the combination on offer here is genuinely unusual and most listings underplay it: a gated community of custom houses on wooded half-acre lots, directly across the road from 944 acres of state park, in Novi but attending Northville schools. Buyers who want that combination want it specifically. Naming the arrangement plainly — rather than letting the Northville mailing address do ambiguous work — reaches the right buyer and forestalls the confusion that otherwise surfaces late in a transaction.
