The development

Five hundred and forty-three units makes this one of the larger single associations in Northville Township, and it was built out over a stretch of years rather than in one phase. The construction is predominantly brick, and the range within it is wide: a two-bedroom attached ranch of a little over 1,100 square feet and a four-bedroom detached colonial of more than 3,000 sit under the same association.

That mix is the unusual part. Most condominium developments are one thing — attached units, or detached houses. Country Club Village is both, which means neighbors in a single community own quite different products at quite different prices while sharing one set of governing documents and, broadly, one monthly obligation.

For anyone comparing listings inside the community, that is the first thing to sort. The headline count of 543 units overstates how many genuine comparables exist for any one of them, because the attached and detached sides trade in different sub-markets.

Bushwood

Bushwood Golf Club opened for play in 1992. It is a nine-hole par-3 course — par 27, 1,215 yards from the back tees and 988 from the forward tees, with holes running from 115 to 171 yards and four tee boxes on each. Water is in play throughout, and the club runs a junior golf program.

It is a public course, not a private club, and that cuts both ways. There is no membership to buy and no membership requirement attached to owning here, which keeps a cost off the table that a private club would put on it. Equally, there is no member control over the course: it is a business operating inside the community rather than an amenity the association owns.

For a unit on the course, golf frontage is a pricing factor and a disclosure topic in equal measure. Errant balls, early-morning maintenance equipment and turf spraying schedules are the ordinary realities of course-adjacent living. A buyer who wants the open view should know what arrives with it, and a seller with a course-facing unit should expect the question.

Detached, and still a condominium

A detached house here is legally a condominium, and that catches people out. Michigan's Condominium Act allows a development to be platted as condominium units whether or not the buildings touch. In a site condominium what an owner holds is a unit — typically the house and a defined envelope around it — plus an undivided interest in the common elements. The ground the house sits on may be a limited common element assigned to the unit rather than a parcel owned outright.

The differences from a fee-simple subdivision are practical rather than theoretical. The master deed and bylaws, not a zoning ordinance alone, govern what may be changed outside the house. The association's budget and reserve position bear directly on an owner's costs.

Association dues here run in the neighborhood of $300 a month and do not include utilities. The documents worth having in hand are the master deed, the bylaws, the current budget, any reserve study, the certificate of insurance and the most recent meeting minutes. Minutes are the most informative of the set and the most often skipped — they are where a pending special assessment or a long-running maintenance argument shows up first, usually well before it reaches a listing.

The amenities, and what they cost to keep

The community has a clubhouse, a swimming pool, a tot lot, and tennis and pickleball courts, and George's Senate Restaurant, which opened in this location in 2005, operates at the east entrance and serves breakfast through dinner.

Amenities are an asset and a line item at the same time. A pool, courts and a clubhouse are things an association must insure, maintain and eventually replace, and the useful question for a buyer is not whether they are pleasant but whether they are funded. That is a reserve study question, and an association with a current study and a funded plan for its pool is in a different position from one without.

The location is straightforwardly convenient: freeway access toward Detroit Metropolitan Airport, Ann Arbor and downtown Detroit, with Laurel Park Place a few minutes east and the historic City of Northville a short drive north.

The school district line

This is the fact that matters most here and the one least likely to be guessed correctly. Country Club Village is in Northville Township, carries a Northville mailing address, and only a small part of the community is in Northville Public Schools. Most of it is served by Plymouth-Canton Community Schools.

None of the identifying facts on a listing resolve it. The municipality is Northville Township, the county is Wayne, and the mail says Northville — and none of the three tells you which district a particular unit is in. Two units in the same association can differ.

Of everything in a Northville search, this is the item that reliably does not follow from anything else, and it is worth settling early, while the search is still wide, rather than after an offer has narrowed it to one address.

Northville Township around it

Northville Township holds about 31,500 people across roughly 16 square miles in Wayne County, bordered by Livonia to the east, Novi to the north, Plymouth Township to the south and Salem Township to the west. It sits north of M-14 and west of I-275, with I-96 close as well.

It was farmland recently enough to still be in the record: the population went from 4,184 in 1950 to 7,673 in 1960 as fields were platted for houses, and the township has been filling in ever since. Country Club Village is part of the late phase of that, built on the east side of the township near the Livonia line.

The largest recent change is Legacy Park. The state-run Northville Regional Psychiatric Hospital closed in May 2003 after 51 years on a site along Seven Mile Road. The township acquired roughly 350 acres for about $23.5 million after a millage election in 2009, inheriting twenty deteriorating buildings, a water tower and utility tunnels. Final demolition began in June 2022, the public was invited to shape the site's future in 2024, and a police and fire headquarters opened there in 2025, with trails going in across the rest.

Four things called Northville

Northville is four separate entities sharing a name and no boundaries. The City of Northville straddles Eight Mile Road and sits in both Wayne and Oakland counties. Northville Township is entirely in Wayne County and wraps the city to the south. The 48167 and 48168 mailing addresses reach past both. And Northville Public Schools is a fourth line that matches none of them.

The district serves parts of Novi Township, the southwestern part of the City of Novi, a southeastern part of Lyon Township and a small part of Salem Township in Washtenaw County — none of which is Northville by any other measure. In the other direction, a substantial part of Northville Township, this community included, is served by Plymouth-Canton instead.

That is not a quirk of one subdivision. It is how the map works here, and it is the reason two listings a mile apart, both saying Northville, can be materially different purchases.

Shopping and recreation on the east side

Haggerty Road is a major shopping and dining corridor for this side of the township. Downtown Northville offers a separate central-district outing, and the Hines Park area adds outdoor options farther west.

Buying or selling here

The volume of units generates enough turnover to price from, but the comparable set for any given listing is narrower than 543 suggests. A detached four-bedroom colonial and an attached two-bedroom ranch are not comparables for one another, and the sub-market that matters is the one for that unit type in that band.

For a seller, the association documents are part of the product. For a buyer, the two questions that decide the most are which school district the specific unit falls in and what the association's reserves look like. Both are answerable before an offer, and both are harder to fix afterward.
