Era notes describe what a build date makes likely across houses of that period. A year built is not proof of what any one property contains: materials, alterations and equipment are established from the records and an appropriate inspection.

About Royal Pointe
Royal Pointe is a pair of subdivisions at the southwest corner of Beck and Warren Roads in northwestern Canton, built between 1993 and 1996. It is split into an eastern and a western section with a school campus in between, and the two together hold 180 detached houses.
The split matters when you are comparing. Royal Pointe West is recorded separately and has its own page here; a listing that says only “Royal Pointe” has not told you which section the house is in, and the association documents that apply follow the recorded subdivision rather than the marketing name.
