Four Cherry Hills, and this is one of them

Canton has an unusual number of places built on this name, and separating them is the first practical step in any search here.

Cherry Hill Oaks is this subdivision of 91 houses in the northeast of the township. Cherry Hill Orchards is a separate subdivision. Cherry Hill Village is the traditional neighborhood development of roughly 460 acres laid out from 2000 around the township's 1830s hamlet, and Cherry Hill Village Condominiums is the attached-housing portion inside it. Rivers Edge at Cherry Hill Village is a further section again.

They are different developments of different ages, in different parts of the township, at different densities and under different ownership structures. The shared word is decoration rather than information.

Worth noting too that this subdivision is not adjacent to Cherry Hill Road at all — it sits north of it, off Ford Road. And there is a Cherry Hill in Wayne County that is its own unincorporated place with a listed historic district. Confirm the exact development name before treating any sale as a comparable.

What a natural fireplace means

Listings for these houses commonly describe a natural fireplace, which is trade vocabulary rather than plain English and is worth decoding, because it carries obligations that a gas appliance does not.

A natural fireplace means wood-burning: an open masonry firebox with a flue, rather than a gas insert. It is the older and more substantial arrangement, and many buyers prefer it.

It also means a chimney, and a chimney is a building system with its own maintenance cycle. The flue liner degrades, mortar joints in the crown and the stack weather, the damper corrodes, and creosote accumulates in proportion to how the fireplace has been used and what was burnt in it. A chimney inspection is a separate engagement from a general home inspection and is one I add on a house of this age specifically where a wood-burning fireplace is present and has been used.

There is an insurance dimension as well. Some carriers ask about wood-burning appliances, and a few price for them. It is a question worth asking during the inspection period rather than after the policy is bound.

None of this is a reason to discount a natural fireplace. It is a reason to look up the chimney before agreeing a price that assumes it works.

Colonial and contemporary, with few ranches

The mix here is described as running from colonial to contemporary with only a very limited number of ranches, and that distribution has consequences for how the subdivision prices.

The colonial is the reference point: bedrooms upstairs, living space down, a form buyers understand immediately and appraisers have deep comparable data for. The contemporary is a different proposition — typically more open in plan, often with a more assertive roofline, sometimes with volume space or a dramatic entry. Contemporaries of a given era draw a narrower and more particular set of buyers than colonials do, which can mean a longer marketing period and a wider spread between the best and worst outcomes.

The scarcity of ranches is worth stating plainly because it works in the opposite direction. Where a form is rare within a subdivision, the small number of examples means thin comparable data — but demand for single-level living is persistent, and a scarce ranch in a subdivision of two-story houses is not a disadvantage.

The practical instruction is the one that recurs across the area: match comparables by form as well as by size, and treat a subdivision average as a starting point rather than an answer.

Northeast Canton

Ford Road, carried here as M-153, is Canton's principal commercial corridor and runs east into Westland and west toward Ypsilanti. Haggerty Road runs parallel to I-275 along the township's eastern side.

That places this subdivision with quick access to the freeway — north to I-96, south to I-94 — and to Detroit Metropolitan Airport, the Livonia employment corridor and downtown Plymouth in different directions. It also places it close to a busy retail corridor, which is convenience and traffic in the same package.

The trade is worth evaluating rather than assuming. Proximity to Ford Road is genuinely useful for errands and genuinely audible on some lots, and the difference between the two depends on how far in from the corridor a house sits and what stands between. Visit at a weekday evening rather than on a Sunday.

Three high schools on one campus

Plymouth-Canton Community Schools runs an arrangement that is unusual enough to be worth explaining, because it is the thing about the district that most surprises people arriving from elsewhere.

Canton, Plymouth and Salem High Schools are not three schools in three parts of the district. They sit together on a single 305-acre campus in western Wayne County known as the Plymouth-Canton Educational Park, or locally just as the Park, and it educates roughly six thousand students on a school day. Canton occupies the northern section, Salem the center alongside the administrative buildings, and Plymouth the south, with paved walkways and a forested trail system linking them — so students move between buildings rather than down hallways. Which of the three a student attends is not decided by address: the district assigns high school students randomly across all three, so a house cannot be chosen for one of them the way it can for an elementary school.

The schools share a joint academic program while keeping separate identities and, for most sports, separate teams. Some activities are combined across all three: choir, orchestra, the Plymouth-Canton Marching Band, the FIRST Robotics team and some cheerleading.

It grew rather than being designed all at once. Salem came first, and the district's land holding allowed a second school, Canton, to be built beside it. By the late 1990s enrolment across the two was approaching 5,000, and a third building followed.

None of this settles which district a particular address belongs to — Canton has three.

Three school districts, not one

Canton Township is served by three separate school districts: Plymouth-Canton Community Schools, which covers the substantial majority of the township, along with Van Buren Public Schools and Wayne-Westland Community Schools.

That makes assignment an address-level question rather than a township-level one. Match comparable sales on district as well as on subdivision and size.

Everything here drains to the Rouge

Canton sits entirely within the Rouge River watershed: every creek and stream in the township leads eventually to the same river, and the Lower Rouge itself runs through the township's southern portion.

The scale is larger than most people picture. The Rouge and its tributaries run roughly 570 miles through Wayne, Washtenaw and Oakland Counties and drain about 466 square miles of southeast Michigan, taking in nearly fifty communities. The lower branch rises in Superior Township in Washtenaw County and flows east into Wayne County through Canton, then on through Wayne, Westland, Inkster, Dearborn Heights and Dearborn.

For a buyer the consequences are practical rather than scenic. Ask whether any part of the parcel sits within a mapped flood plain, because that determines whether flood insurance is required and at what cost, and the answer belongs to the current maps rather than to anyone's recollection. Ask whether a county drain or drainage easement crosses the ground, because an easement constrains what can be built over it.

Canton's terrain is flat, which is a drainage disadvantage rather than an advantage: water leaves slowly, and ground that sheds correctly depends on grade that has been maintained.

Buying or selling here

Ninety-one houses is a comparable set small enough that every sale matters, which makes precision about form more important rather than less.

For a seller, the details that recur in this stock — the fireplace, the hardwood, the moldings — are worth describing accurately rather than in the shorthand of a listing sheet. Saying wood-burning rather than natural tells a buyer something; saying natural tells them nothing unless they already know the term.

Community details reflect public records and local knowledge and can change — always verify what matters to your purchase. Explore more of Canton's neighborhoods, or browse active listings.
