Era notes describe what a build date makes likely across houses of that period. A year built is not proof of what any one property contains: materials, alterations and equipment are established from the records and an appropriate inspection.

About Carriage Park Condos

Carriage Park is a condominium community of 87 units in central Canton, south of Ford Road — M-153 — and east of Canton Center Road, built in 1993.

The units are colonial in plan with brick and vinyl exteriors, generally two or three bedrooms with a full bathroom and a half, running roughly 1,300 to 1,670 square feet, and most have basements, two-car attached garages and fireplaces.

Worth knowing
  • —87 units built in 1993, south of Ford Road and east of Canton Center
  • —Basements, two-car attached garages and fireplaces are not universal at this size
  • —These units compete partly with small detached houses, not only with condominiums
  • —1993 vinyl is at or past service life — find out who is responsible for it
  • —One build year across 87 units makes for an unusually clean comparable set
  • —Two other nearby communities and a senior residence share the name

Three other things share this name

Sorting the name out first saves real confusion here, because at least three nearby things answer to something close to it.

This is Carriage Park, the 1993 condominium community. Carriage Cove is a separate residential community on Carriage Cove Drive in Canton. And Waltonwood at Carriage Park is a senior living community — a managed residential operation, not a condominium anyone buys a unit in.

One further wrinkle: at least one listing directory files Carriage Park under Plymouth rather than Canton. It is in Canton Township, and the distinction matters for taxing jurisdiction and school district assignment both.

A specification that reads more like a house

The unit specification here is worth reading closely, because it is unusually house-like for attached housing of this size.

Two-car attached garages, full basements and fireplaces are not universal in condominiums in the 1,300 to 1,670 square foot range, and each changes the practical experience of living there. A basement is storage and mechanical space that does not have to be rented or given up from the living area. A two-car attached garage is a different proposition from a carport or a single. Formal dining rooms and breakfast nooks put this in the tradition of the detached colonial rather than of the compact townhouse.

The consequence for resale is that this community competes partly with small detached houses rather than only with other condominiums, and a buyer weighing the two is really weighing the maintenance trade rather than the square footage.

The brick and vinyl combination is worth a specific look. Brick is durable and largely maintenance-free; vinyl of 1993 vintage is at or past a typical service life and may be original, faded, or brittle in cold weather. Which surfaces are which, and who is responsible for them under the master deed, is a question with a dollar figure attached.

Thirty years of common elements

Built in 1993, the common elements here are now around thirty years old, which is a specific and predictable position rather than a vague middle age.

Roofs, drives and siding have all reached or passed a first full replacement cycle. Across 87 units a major program divides into a per-unit figure that is real money — a smaller association than a 200-unit one, which means less dilution of any single large expense.

That makes the reserve study the document that matters most, and the five-year assessment history more informative than the current figure. Dues here have run in the range of roughly $145 to $195 a month and include water, which is a genuinely useful inclusion — but assessments change, so confirm the current figure and its inclusions with the association before you write an offer.

Inside the unit, the 1993 agenda applies. Original furnaces, air conditioning and water heaters are past typical service life. Original double-glazed windows of this era show seal failure as fogging between the panes. Polybutylene supply piping was largely out of use by 1993 but the transition was not uniform, so it is worth having the piping identified by material rather than assumed from the year.

The documents that decide the cost of ownership

In a condominium, the roofs, drives, siding and shared drainage belong to the association rather than to the individual owner, so their age lands on the association's budget. That makes the reserve study the most consequential document in the transaction — more so than the inspection of the unit itself.

Ask what the assessment has done over the past five years rather than only what it is today. A single-level unit assessment against ageing common elements is a question, not a reassurance, and a special assessment is what arrives when reserves fall short of a replacement that could not wait.

Then read the master deed's division of responsibility, which decides whether the windows, the deck, the garage door and the basement belong to the owner or the association. That division varies between associations and should never be assumed from experience of another one.

Then the minutes, which is where a pending assessment or a long-running maintenance dispute surfaces before it reaches a disclosure.

Everything here drains to the Rouge

Canton sits entirely within the Rouge River watershed: every creek and stream in the township leads eventually to the same river, and the Lower Rouge itself runs through the township's southern portion.

The scale is larger than most people picture. The Rouge and its tributaries run roughly 570 miles through Wayne, Washtenaw and Oakland Counties and drain about 466 square miles of southeast Michigan, taking in nearly fifty communities. The lower branch rises in Superior Township in Washtenaw County and flows east into Wayne County through Canton, then on through Wayne, Westland, Inkster, Dearborn Heights and Dearborn.

For a buyer the consequences are practical rather than scenic. Ask whether any part of the parcel sits within a mapped flood plain, because that determines whether flood insurance is required and at what cost, and the answer belongs to the current maps rather than to anyone's recollection. Ask whether a county drain or drainage easement crosses the ground, because an easement constrains what can be built over it.

Canton's terrain is flat, which is a drainage disadvantage rather than an advantage: water leaves slowly, and ground that sheds correctly depends on grade that has been maintained.

Three school districts, not one

Canton Township is served by three separate school districts: Plymouth-Canton Community Schools, which covers the substantial majority of the township, along with Van Buren Public Schools and Wayne-Westland Community Schools.

That makes assignment an address-level question rather than a township-level one. Match comparable sales on district as well as on subdivision and size.

Buying or selling here

Eighty-seven units of consistent type and a single build year give an unusually clean comparable set — the cleanest circumstance in condominium pricing, provided the analysis stays inside this association.

For a seller, the specification is the story: full basement, two-car attached garage, fireplace, and an assessment that includes water. Those are the details that separate these units from attached housing that has none of them, and they belong in the listing rather than in the answer to a question.

Community details reflect public records and local knowledge and can change — always verify what matters to your purchase. Explore more of Canton's neighborhoods, or browse active listings.
