About Antique Forest
Antique Forest is a subdivision on the western side of Canton, south of Ford Road between Ridge and Beck Roads, next to Vintage Valley. Pulte built it between 2004 and 2006 — about 170 colonial and Cape Cod houses on lots of roughly a third of an acre, along streets that curve rather than run straight.

One builder, one short build window
One builder working a three-year window leaves a subdivision where the houses share their structure, their mechanical layout and their materials. That is useful twice over: comparable sales are well matched, and a fault that turns up in one house is worth asking about in the next.
These are large houses, and scale has consequences. The buyer pool is narrower, sales are less frequent, and the spread between a good outcome and a poor one is wider than in mid-market stock. So the comparables are well matched, but there may be few of them in a given year.
A house of this size also has more of everything that ages — more roof, more cladding, more windows, more heating and cooling capacity — and replacement costs scale with it. One question regardless of era: how many heating and cooling zones serve the building, because a single zone across a house this large cannot keep it even, and retrofitting zones afterward is expensive.
