At thirty-eight to forty-six years, the first full replacement cycle is well past and the second is under way. Roofs should have been done at least once and possibly twice. Furnaces, air conditioning and water heaters are long beyond original expectancy. Original windows have usually been replaced. So the questions are when, by whom and with what — and dated records for that work are worth more to a buyer than almost any cosmetic improvement.

The size range compounds it. From about 1,100 to 2,006 square feet is an eighty percent spread, which is wide for a single neighborhood and means the two ends compete for different buyers and against different alternatives.

Ranches and two-story houses are two products again, and the ranch is the one to separate first. Single-level living reaches a persistent and geographically wide buyer pool — people who will consider nothing with stairs — and single-level houses in a mixed neighborhood routinely outperform what their square footage suggests. A two-story house of the same measured area competes against a different set entirely.

So: match on form, then on year, then on area, then adjust for lot and condition. In that order the analysis is tight; in any other order it is approximate.

Ford Heritage Park, and the ground nearby

Ford Heritage Park sits immediately east of this neighborhood, and a park neighbor is valuable for a reason that has nothing to do with scenery: ownership.

Publicly held parkland is the most durable tier of protected open space — not a business that can close and be sold, and not dependent on an association continuing to fund anything. Where a park adjoins or is a short walk from a house, that is a permanent feature of the location rather than a revisitable one.

It is worth confirming which body holds a particular park, because a township park, a county park and an association's private common area all get called a park in a listing, and only the first two are public. The municipality's parks department will say, and a title company will confirm the boundary relative to a specific parcel.

A public park is used, and the balance between outlook and activity depends on what it contains. A quiet green is a different neighbor from a lit court, a playground or a busy picnic area, and the difference is felt most on summer weekends. Standing on the lot on a Saturday afternoon in season tells you more than any description.

Ford Lake is a short distance north, and it is worth being precise about the difference between near a lake and on one. They are different products with a large price gap, and this neighborhood is the former.

Lincoln Consolidated Schools, which is not Ypsilanti Community Schools

A Ypsilanti mailing address in this part of the county very often means the Lincoln Consolidated School District rather than Ypsilanti Community Schools, and those are two separate districts with separate boards, separate buildings and separate budgets.

Lincoln's boundary is unusually far-reaching. In Washtenaw County it serves parts of Augusta Township, York Township and Ypsilanti Township; in Wayne County it serves parts of Sumpter Township and Van Buren Township. A district that crosses a county line is uncommon, and it is a useful reminder that school boundaries here follow none of the other lines a buyer might reasonably expect them to.

The district's origin explains the shape. It was founded as the Agricultural Rural Training School Number 1 of Ypsilanti and Augusta Townships, and renamed for Abraham Lincoln because the board felt the name fitted the ideal it was founded on — equal educational opportunity for rural students as well as urban ones. That made it the first multi-township school in Michigan, and the first rural consolidated school system in the country affiliated with a teacher training school. That affiliate was the Michigan State Normal School in Ypsilanti, founded in 1849 and now Eastern Michigan University.

Assignment is set by address, not by municipality or ZIP code. District is one of the larger drivers of price difference between otherwise comparable houses, so comparable sales must be matched on it — and in this part of the county, two houses a short distance apart can genuinely sit in different districts.

Ypsilanti Township is not the City of Ypsilanti

Ypsilanti Charter Township surrounds the City of Ypsilanti and is a separate government with its own board, tax rate, services, zoning and assessor. Augusta Township lies south of it and is separate again.

A great many township mailing addresses read Ypsilanti, because a mailing address is a delivery route rather than a jurisdiction. The tax rate differs for otherwise identical properties, which is why comparable sales must be matched on municipality or the analysis imports an error nothing in the paperwork flags.

School assignment follows a third line again and tracks neither the municipal nor the postal boundary. Three answers, all obtainable in an afternoon, and none derivable from the address alone.

Four tiers of protected open space

Where open ground adjoins a property, ownership is the first thing that decides whether it stays open — but not the only one.

Land held by a public body is generally the most durable, though a public body can still sell or repurpose land. Land under a recorded conservation easement is next — an easement runs with the land, surviving a change of owner and of local board. Association common area is real protection that the owners themselves pay for. Unbuilt private land carries the least protection of the four, but that is not the same as none: zoning, recorded deed restrictions and state wetland regulation can each constrain what may be built, filled or cleared, and EGLE requires authorization for specified activities affecting regulated wetland.

From a window all four look identical, which is why it is worth checking the record rather than the view: ownership, any recorded easement or restriction, the zoning, whether wetland is mapped, and whether a development application has already been approved.

The piping and the year are the whole of it, and both are cheap to settle.
