The houses here are ranches, and a ranch should never be averaged into a comparable set with two-story houses of similar area. Match on form first, then on area, then adjust for lot and condition.

Where a lower level has been finished, the three-way distinction matters and is settled by looking rather than reading: a true walk-out has a door at grade on the downhill side and is a genuine story; a daylight lower level has above-grade windows but no door; a standard basement has neither. Below-grade finished space is generally not credited by an appraiser the way above-grade area is, so a ranch with a finished basement offers more usable space than its stated area implies while appraising closer to that stated area — an opportunity for a buyer and a reason for a seller to describe rather than simply total.

A very large ranch is scarcer still, because the form is expensive to build at size, so fewer were built. Where one exists, its comparable set is other large single-level houses, which may sit some distance away.
