Silo Ridge
Saline schools, an Ann Arbor mailing address and Pittsfield Township taxes — three names for one subdivision
An email on days a home here lists, changes price, goes pending or sells.
School assignments can shift over time. Confirm the assignment for a specific address — the district and the individual school — with the school district.
About Silo Ridge
Silo Ridge holds roughly 126 homes — a mix of single-family houses and condominiums — generally between about 1,600 and 2,000-plus square feet, most with three or four bedrooms. It sits a few miles from downtown Ann Arbor, and it is managed by the Silo Ridge Maintenance Corporation, with an active association that runs neighborhood block parties.
The thing to establish first is which of three jurisdictions applies to what. Silo Ridge carries an Ann Arbor mailing address. Its property taxes are Pittsfield Township's. Its school assignment is Saline Area Schools. Three different systems, three different answers, none of which can be inferred from the others — and a buyer who assumes otherwise will get the tax picture or the school picture wrong.
- —Three jurisdictions in one subdivision — Ann Arbor mail, Pittsfield taxes, Saline schools
- —A mix of single-family houses and condominiums, which trade on different terms
- —A few miles from downtown Ann Arbor and about ten minutes from downtown Saline
- —Managed by the Silo Ridge Maintenance Corporation
- —Comparable sales should stay inside the subdivision wherever possible
Address, township, district
Take them separately, because each carries different consequences. The mailing address is Ann Arbor, which is a Postal Service routing decision and carries no governmental meaning whatever. The municipality is Pittsfield Charter Township, which sets the property tax rate and supplies services, permitting, and inspections. The school assignment is Saline Area Schools, which follows a district boundary drawn independently of both.
This is not unusual in this part of Washtenaw County — it is close to the norm. Pittsfield Township wraps the south side of Ann Arbor and reaches down toward Saline, and school district lines cross it without regard for either city's limits. Stonebridge nearby is split between two districts outright. But it does mean that a Ann Arbor address is telling a buyer almost nothing useful about taxes or schools.
For comparable sales, the implication is direct: the best comparables are inside Silo Ridge, and after that other Pittsfield Township properties with Saline school assignment. A City of Ann Arbor house carries a different tax bill and a different district; a City of Saline house carries a different tax bill again. Using either produces a number that will not survive an appraisal.
The homes
The subdivision holds both single-family houses and condominiums, generally 1,600 to a little over 2,000 square feet, with three or four bedrooms typical. That mix means two rather different products under one name, and they do not trade on the same terms.
Single-family buyers face the ordinary condition questions plus whatever the maintenance corporation's recorded restrictions require.
Across both, the practical questions are the standard ones for the age of the stock: roof, furnace, air conditioning, water heater, windows, and the basement's water history where applicable. Documentation of what has been replaced and when is what separates otherwise similar properties on price.
Saline itself
Saline keeps a genuine downtown along Michigan Avenue, which here is the old Chicago Road — surveyed by Orange Risdon, the village's founder. Coffee shops, restaurants, and a busy community calendar keep the sidewalks in use through the year, and Rentschler Farm still stands with its outbuildings near the edge of downtown.
The city sits about ten minutes south of Ann Arbor, which is the whole geographic proposition: a self-contained small-town center with a university city's employment, medicine, and culture a short drive north. US-12 runs through, and US-23 is close for regional trips, putting Detroit Metro Airport about half an hour east.
One thing worth understanding about the wider Saline area is that the Saline name attaches to more than the city. Saline Area Schools serves addresses well outside the city limits, into Pittsfield, Lodi, York, and Saline townships, so a Saline school assignment and a City of Saline address are different things — and the tax picture differs accordingly.
Pittsfield Township
The township that actually governs this subdivision is older than either city near it. The Sixth Legislative Council of the Territory of Michigan enabled the organization of the "Township of Pitt" on March 7, 1834 — Ezra Carpenter proposed the name, for William Pitt, Earl of Chatham — and the state legislature changed it to Pittsfield Township on March 22, 1839. Residents voted to become a charter township in 1972.
George W. Noyes made the first federal land purchase here in 1824, and the settlers who followed came largely from New York and Pennsylvania. The township covers 27.4 square miles, bordered by the City of Ann Arbor on the north and the City of Saline to the southwest, and counted 39,147 residents at the 2020 census.
That geography — wrapped around Ann Arbor's south side and reaching down toward Saline — is precisely why so many neighborhoods here carry city names they do not belong to, and why sorting address from township from school district is standard practice rather than pedantry in this part of the county.
Orange Risdon and the Chicago Road
Saline exists because a surveyor liked what he saw. Orange Risdon was surveying the Military Road — the route that would link Detroit and Chicago — between 1824 and 1827, and in August of 1824 he bought land in the northeast quarter of Section 1 of what is now Saline Township. He came back to settle in 1829 and built his house on the hill above the river; in 1832 he platted a village on part of his land and named it Saline for the river.
The site had three things going for it: a position directly on the Chicago Road, which is US-12 today and still runs through town as Michigan Avenue; prime agricultural land in every direction; and the Saline River for water power. In the early years Risdon's own house did most of the work of a town — it served as the post office, the polling place, a hotel for travelers on the road, and a general store.
The farming history is still visible at the eastern edge of town. The Rentschler Farm Museum occupies four acres the City of Saline bought in 1998, holding a frame house and eleven outbuildings, all listed on the National Register of Historic Places since 2013. Volunteers from the Saline Area Historical Society developed it around farm life between 1900 and 1950, which is a specific and unusually well-preserved window into what this ground was before the subdivisions.
Schools
Silo Ridge is served by Saline Area Schools despite its Ann Arbor mailing address and its Pittsfield Township location.
Getting around
The subdivision sits a few miles south of downtown Ann Arbor in Pittsfield Township, with State Street and US-12 carrying local traffic and US-23 and I-94 close for regional trips. Downtown Ann Arbor is a short drive north, downtown Saline about ten minutes southwest, and Detroit Metro Airport roughly half an hour east.
Buying or selling in Silo Ridge
The listing names the municipality, the county, and the mailing city, so the facts are in front of you. What causes trouble here is reasoning from the wrong one — running an Ann Arbor tax estimate off an Ann Arbor mailing address, or assuming a Pittsfield Township address means a Pittsfield school. Read them apart and the rest of the transaction is ordinary.
For buyers, then decide which product you are actually buying — a condominium or a single-family house — and run the diligence that matches. On the condominium side that means the association's finances above everything else. On the single-family side it means the ordinary systems review plus the maintenance corporation's restrictions.
For sellers, the combination on offer is genuinely specific and worth naming plainly rather than leaving to inference. A buyer who wants Saline school assignment without a City of Saline or City of Ann Arbor tax bill, a few miles from downtown Ann Arbor, is a real and motivated buyer — and this subdivision answers that brief directly.
