About Bemis Ridge Estates
Bemis Ridge Estates is a neighborhood of ranches in the Saline area, served by Saline schools and a short run south of Ann Arbor.
Single-level houses price on their own terms, and the ground out here has its own questions. I'm happy to talk either one through.
- —There are always more single-level buyers than single-level houses
- —A ranch should never be averaged into a set with two-story houses
- —More roof per square foot makes the roof a proportionally larger expense
- —A finished lower level gives usable space the appraised area will not credit
- —Rolling Hills is county-held, the most durable tier of protected open space
- —Right-to-farm limits a neighbor's recourse about a farm behaving like one
Bemis Road, and the ground around it
Bemis Road runs east and west across this part of the county, and the ground between it and Michigan Avenue is the more open southern part of Washtenaw County, where developments sit among working agricultural land rather than among other subdivisions.
Rolling Hills County Park is in this part of the county — 439 acres held by Washtenaw County, which places it in the most durable tier of protected open space. Farmland, by contrast, is protected only by its owner's current use and whatever zoning and wetland rules apply unless it is enrolled in a preservation program, and that inquiry is free.
Working farmland is also a working neighbor. Michigan's right-to-farm provisions protect established agricultural practices from nuisance claims where they follow generally accepted practice, which means a resident who moves next to a farm has limited recourse about the farm behaving like one — machinery on the roads, dust, odor, and operations early and late in season. Visiting at harvest as well as in June is the sensible response.
